New Construction Phase Inspections

  • Pre-Pour Foundation

Before the concrete is poured, an ACE Inspector will check the surface preparation, sewer, drain lines, footings and metal castings. A 10-20 page report will be provided to inform you of the progress of your New Construction property.

  • Pre-Drywall

Before the drywall goes up, an ACE Inspector will return for phase two. This is the time when roughed in plumbing, electrical wiring, duct installation and roof structural frame are inspected. A 20-30 page report is provided with information and any defects visible that need correcting prior to the Final Inspection.

  • Final Inspection

Before closing, an ACE Inspector will return for the Final Inspection with a fine toothed comb. The final inspection is just like our full home inspection. Scope of Work: Structural (Roof, exterior, garage, etc.), HVAC Systems, Plumbing and Electrical Systems. Various safety checks also verified. A 30-40 page report is provided and any repairs can now be addressed prior to closing.

*We will note wall dings and paint touch-ups*

Phase Inspections are specialized evaluations of a new construction build that is performed at different stages of construction.

The three phase inspections are:

1. Pre-pour

2. Pre-drywall

3. Final Inspection

Phase inspections can provide quality control at crucial construction phases, thereby identifying issues before they become costly repairs. They can ensure that the home is structurally sound prior to occupancy.
